In the Beginning

  1. The very first thing to do as a homeowner looking to sell their home is select Realtors® to interview. Look for an agent who is experienced, reliable and your comfortable to be around. Finding the right Realtor® can make all the difference in selling your home.
  2. Find out what your home is worth. From there you will establish a reasonable price range which will form your listing price and price reductions while selling your home.
  3. Prepare your home. Getting your home in selling shape is an important process prior to listing your home for sale. It can include (but not limited to) purging your home of clutter, repainting, performing repairs and upgrades, and staging your home.
  4. Now that all the repairs are done, and your house is viewing ready, it’s time to list it on the market! That is where your realtor comes in. Your realtor will handle creating the listing and marketing your home in the best way to increase potential buyer interest. It’s show-time!

Offer to Sold - Almost there...

Keeping your home ready to show at all times, pays off and when you receive an offer you have entered the negotiation phase of the selling process. This is where your Realtor® will review the offer with you, and determine which conditions you agree or disagree too. They may advise you about your options at this time. Negotiations happen through agent voices, so ensure they know exactly what you want when relaying the messages to the buyer's agent. Often, you will receive an offer with conditions meaning that the offer stands as long as the conditions are fulfilled. Should you accept this type of offer, your home will be conditionally sold until the conditions are met, at which point it will then become a firm sale.

One Conditions are Fulfilled...

Once your home is a firm sale and the conditions have been fulfilled, it's time to get busy! Prior to closing you will need to get details in order such as moving companies, locating schools, securing off-site storage if needed, get boxes and get packing.

Closing Day and Beyond...

When closing day arrives, you are ready to take the next step in your journey. Keys are exchanged through the lawyers and all necessary paperwork is already filed. On Moving Day, keep paperwork accessible, do a final walk through of your home to make sure all closets and cabinets are empty and head to your new home! Check all appliances and mechanical components in your new home to make sure everything in the contract is working, then enjoy your fresh beginning.

HOME SELLER'S GLOSSARY

ASKING PRICE

The price that the seller has agreed to list their property for. The asking price is different from the selling price, which is the final price that has been agreed upon by the buyer and seller.

CHATTELS

Unattached items in the home that can be removed without doing any damage to the property. Chattels are usually not included with the home purchase, unless specified in the Agreement of Purchase and Sale.

CLOSING

This is the final step in the home selling process. Once all offer conditions have been met ownership of the property is transferred to the buyer and the keys are exchanged on the closing date outlined in the offer.

COUNTER OFFER

When the original offer to purchase a home is rejected by the seller, the seller can counteroffer with adjustments, usually to the price or terms of the purchase.

CURB APPEAL

The appeal of a home when viewed from the outside the home. Curb appeal includes the home’s exterior, front yard, and anything else that’s visible from the street.

CURRENT MARKET ASSESSMENT

A CMA (Current Market Assessment) is provided by your real estate agent during the listing process and is complimentary. This report assists with determining the asking price of the home, using current housing market information such location, age, square footage and more.

FIXTURES

Items that are physically attached to the home and require tools to remove. Fixtures are included as part of the purchase. They can be excluded in the listing if specified.

HOME WARRANTY

A warranty that protects the homeowners against future problems with the home for a determined period of time.

STAGING

Preparing a home for sale to appeal to a wide range of homebuyers.

LISTING AGENT

The listing agent represents the home sellers and their best interests in the transaction.
