THE HOME BUYING PROCESS

In The Beginning...

  1. The very first thing to do as a new home buyer is get pre-approved for financing. From there you will establish a reasonable price range which will form your budget for house shopping.
  2.  Deposit funds should be readily accessible. A deposit (down payment) is a percentage of the purchase price and will be anywhere between 5% - 20%.
  3. Drive the neighbourhoods you are considering, talk to the neighbours and do your research about where you would like to live.
  4. Maintain an open line of communication with your REALTORS when it comes to changes involving interests, wants, needs and preferences.
  5. Then, begin house shopping!

Viewing Homes

6. We will be responsible for scheduling viewings through brokerages at mutually agreed-upon times.

7. Each showing will take approximately 30 minutes to complete and we can return for further viewings at your favourites

8. We look at the exterior and interior features during showings to assess whether the home is right for your family, budget and future goals.

Offer to Purchase - Almost There ...

9. Once you have found a home to put an offer on, our team will provide your with comparable and recent solds in that neighbourhood to ensure that your offering is realistic. Sometimes sellers asking prices will be higher than market value, and we will ensure your offering is within market standards, creating a fair atmosphere for both the buyer and seller. We will then send a written offer. Often the conditions to consider putting in your offer include:

  • Financing
  • Home Inspection
  • Re-visit the home prior to closing
  • Tenants
  • Repairs
  • Sale of buyer's property (SOBP)
  • Escape clauses

10. At the time of an accepted offer, a deposit cheque will be made out to the listing brokerage. This money is held in a Trust Account until the date of closing. If conditions are not met before the conditional date, and the transaction does not close, the deposit will be returned to the buyer in full.

11. If your offer is not accepted, we will continue to negotiate the terms or move onto another property of interest if no agreement can be reached. Often, price, possession dates and exclusions/inclusions are commonly negotiable terms.

Once Conditions are Removed...

12. Contact your lawyer to sign documents and transfer title of the property

13. Contact all utility companies to transfer them into the buyer's name on the possession date.

14. Secure insurance and provide a copy to your lawyer for mortgage funds to be released.

15. On possession day, do a walkthrough to ensure all chattels, fixtures and inclusions are in good working order.

  • What do I need to begin property searching?

    First, you should get pre-approved for a mortgage by your local mortgage broker. This not only prepares you for finding a perfect home within your budget but also locks in your interest rates for 120 days while you search properties. Then, you'll need to make a list of wants vs. needs for your perfect home. Last, put a check mark beside the ones you absolutely need such as 3 bedrooms, a backyard, a bathtub etc.

  • Do you do a Buyers Consultation to explain the home buying process?

    Yes! Our team offers buyer consultations, it is a great time to discuss what costs you need to know about, what's involved in an offer, and conditions you should consider.  

  • What will the Down Payment be?

    A down payment is the portion of the home price that isn't included in the mortgage loan. This money usually comes from your own savings and you need 5% of the purchase price, if you have mortgage insurance from CMHC. Otherwise other mortgages could be up to 20% down payment.  

  • How do I search for properties?

    Other than the obvious choices with the Internet and Open Houses, working with a REALTOR will grant you access to properties not on the MLS system yet, as well as information about those properties that may not be available to the public. A REALTOR can help you find the property that checks all of your boxes. 

  • How do I find out about the Neighbourhood?

    Finding out about neighbourhoods can be a difficult task. Here are some of the ways to get a feel for a neighbourhood: 

    • Ask your Realtor - when using a local realtor they are likely knowledgeable of the different neighbourhoods within the city 
    • Drive around the neighbourhood and observe. Are there children playing? Is it quiet? Noisy? 
    • Stop and talk to neighbours. The people living in the neighbourhood will be an excellent source of what's going on in their community that might not have been disclosed 
    • Internet - Your Realtor can help you research schools, amenities, travel time to work and many other key factors to making the move

HOME BUYER'S GLOSSARY

AMORTIZATION PERIOD

The number of years it takes to repay the entire amount of the financing based on a set of fixed payments.

APPRASIAL

The process of determining the market value of a property.

CLOSED Mortgage

A mortgage that can not be prepaid or negotiated for a set period of time without penalties.

Closing date

The date on which the new owner takes possession of the property and the sale becomes final.

Collateral

An asset, such as term deposit, Canada Savings Bond, or automobile, that you offer as security for a loan.

Deposit

A sum of money deposited in trust by the purchaser on making an offer to purchase. When the offer is accepted by the vendor (Seller), the deposit is held in trust by the listing real estate broker, lawyer, or notary, until the closing date of sale, at which point it is given to the vendor.

Equity

The difference between the market value of the property and any outstanding mortgages registered against the property. This difference belongs to the owner of that property.

MORTGAGE

A mortgage is a loan that uses a piece of real estate as a security. Once the loan is paid-off, the lender provides a discharge for that mortgage.

Term

The period of time the financing agreement covers. The terms avaialbe can be short or long term and the interest rates will be fixed for whatever term one chooses.
