New homes for sale hit the real estate market daily. As your representative we will provide you with a list of new listings frequently. Century 21 United Realty Brokerage has over 130 + agents that discuss listings before they hit the market. Everyday, within our brokerage a daily summary is sent to our email of the listings that hit the MLS system that day. Often, our buyers can put in offers with little competition in multiple offer situations and achieve the best price. When working with Sold by Shearers we ensure the properties that meet your needs and preferences are found efficiently and are put in front of you as soon as possible.
As you look at the listings we have provided you, we will look at the behind the scenes information. As your real estate agent, it is our duty to provide you with important information that may impact your decision about offers on a home such as neighborhood, zoning, utilities, and nearby plans for development.
Many real estate transactions can become an extensive process. We negotiate on your behalf, represent and advocate for your best interests while achieving the best possible outcome. We will attend property inspections, make sure agreed-upon terms are completed prior to closing, and handle all of the paperwork related to offers on the property(s). Our team may also work directly with a mortgage broker to make financing as smooth as possible.
As a homebuyer you may reach hurdles and roadblocks during this process but with our real estate knowledge and problem solving mindset we will help you navigate through these until we find your dream home.
Working with Sold by Shearers during the homebuying process will save you time and add professional guidance to every step of the process. Getting the best possible outcome for our clients is a task we strive for with every real estate transaction.

First, you should get pre-approved for a mortgage by your local mortgage broker. This not only prepares you for finding a perfect home within your budget but also locks in your interest rates for 120 days while you search properties. Then, you'll need to make a list of wants vs. needs for your perfect home. Last, put a check mark beside the ones you absolutely need such as 3 bedrooms, a backyard, a bathtub etc.

A down payment is the portion of the home price that isn't included in the mortgage loan. This money usually comes from your own savings and you need 5% of the purchase price, if you have mortgage insurance from CMHC. Otherwise other mortgages could be up to 20% down payment.
Other than the obvious choices with the Internet and Open Houses, working with a REALTOR will grant you access to properties not on the MLS system yet, as well as information about those properties that may not be available to the public. A REALTOR can help you find the property that checks all of your boxes.
Finding out about neighbourhoods can be a difficult task. Here are some of the ways to get a feel for a neighbourhood:
